Frequently asked questions


  • Do you allow pets?
    • Yes, we are dog and cat friendly.  A maximum of two pets (cats & dogs only) are permitted on the premises, subject to the following weight limits for dogs: no weight limit on first floor and 35-pound weight limit per dog on all other floors. The execution of a Pet Addendum, payment of a $300 non-refundable pet fee per pet and $30 monthly pet rent per pet are required. Any pet must be licensed in accordance with any applicable state or local laws or regulations. All pets must be spayed or neutered. A statement from a veterinarian must be provided. The pet(s) must have current inoculations and applicant/resident shall submit records of inoculation upon request. Our pet- friendly apartment communities welcome most breeds of dogs; however, it is within Landlord’s sole discretion whether to limit the size and breed of dogs allowed at Landlord’s communities. The following breeds of dogs and dogs that have any of the breed lineages are not permitted as pets: Akita, American Bulldog, Cane Corso, Chow Chow, Doberman Pinscher, Dogo Argentino, German Shepherd, Husky, Malamute, Mastiff, Pit Bull (including but not limited to Staffordshire Bull Terrier and American Staffordshire Terrier), Presa Canario, Rottweiler, and Wolf hybrid. The above list is not exhaustive. Landlord reserves the right to modify this list as it deems necessary. Breed type of a mixed breed dog is at times difficult to identify; therefore, it is within Landlord’s sole discretion as to whether a dog is a member of a restricted breed. At Landlord’s discretion, Resident may be required to have a licensed veterinarian verify their animal’s weight and breed.
  • What do I need to do to hold an apartment?
    • We only reserve apartments with a completed lease application including the "hold" fee and employment verification paperwork (available under the application tab).  $35 non-refundable application fee per adult person over 21 years of age and a $250.00 hold fee that is refundable up to 72 hours, but applicable to your security deposit of one month's rent.
  • How much is the security deposit?
    • The standard security deposit requirement is $250.00, subject to qualifying credit.
  • What utilities are my responsibility?
    • Generally speaking, electric, water and sewer, gas if the apartment has a gas stove.
  • When do I sign the lease?
    • Normally, lease signings are scheduled once your application is approved.
  • How are maintenance requests handled?
    • We have a full time maintenance crew during normal work hours and a 24/7 hotline for emergencies.  The fastest and easiest way to submit a work order request is through www.rentcafe.com.  The work order then goes directly to our Maintenance Supervisor and Property Manager.  If you have an emergency please call our emergency number at 216-316-6927.
  • When is trash day?
    • Trash pick-up days vary based upon your specific location, contact our office to find out your day.  Bulk trash is picked up one day per week in Lakewood, the day depends on your specific address, please call the city of Lakewood for the exact day.
  • What about recycling?
    • Typically, cities do not offer recycling to apartment buildings (crazy we think).  In Lakewood, recyclable can be put on the curb on trash day in blue bags.  We contract with large independent trash haulers and at this point they are not offering recycling service.
  • What is a euro style washer dryer combo?
    • Combination washer dryers are popular among those living in smaller urban properties as they only need half the amount of space usually required for a separate washing machine and clothes dryer, and do not require an external air vent.
